  • In these times of ever increasing intervention by governmental agencies the land owner often finds himself defending the very right to own property. Despite the Constitutional right of private property we find the politicians place ever increasing burdens of proof on land owners that their land is managed, restored, maintained or complying to any requirement they can dream up.

    Your best defense is to manage your timber to the best of the lands capability. Many owners assume that management is an expensive overhead that is cost effective only for the large land and mill owners. Nothing could be further from the truth.

    In recent managed timber sales the range of prices have been varied by as much as seventy (70) percent. The simple practice of bidding a known quantity of timber to specific buyers in East Texas can more than pay for the cost of the sale.

    The practice of requiring an enforcable contract or timber deed for timber sales can prevent headaches and legal problems after the sale.

    Lately, maintaining a simple inventory of your timber, along with a management plan, is one of the requirements for obtaining a tax exemption from the local Appraisal District.

    Something as simple as being trained to recognize the different bark beetles that attack pine trees will give you one up on the timber buyer that shows up and announces that you have a pine beetle infestation and need to harvest to stop your loss.

    All of the above are relatively simple, low-cost maintenance and management procedures that will protect your investment, preserve your land, and provide peace of mind.

It may be as simple as routine inspections of the property for insects or disease, or as complex as a full stand conversion to a more productive cover of the land. Regardless of the goal, the first step is to look at your land as an investment in the future and then set about to earn the most from your investment.
