Timber and Land sales follow hand in hand with appraisal. At some point in your management you will sell timber and/or the land. In order to maximize the income from the sales, you first must have an idea of what you have (appraisal), place it on the market, and negotiate the sale

Staples Forestry provides in-house timber sales. We establish the boundaries of the sale, mark the timber to be sold, develop a prospectus of the sale, advertise the sale in the market area best suited for the product, open bids, write contracts and/or deeds, and close the sale for you. All is done under your guide lines, with your approval at each step. This process has proven over the years to maximize your income, and usually more than covers the cost of the sale. During the logging, Staples Forestry maintains contact with the loggers, inspects the site, and generally manages the sale. After the sale we cruise the site for completion and compliance to the contract or deed. Timber sales are performed on a percentage of the sales income. Since each sale is different in nature, a range of from six (6) to ten (10) percent of the sale will be charged by Staples Forestry. In general, the larger the sale, the smaller the sales percentage charged.

Land Sales follow a similar procedure through an Association with a local broker. As in appraisal, sales are highly effected by location, and we attempt to use our own broker in local sales, or will co-broker with a broker in the area of you sale. Standard real estate percentages are charged. Standard TREC (Texas Real Estate Commission) contracts are generally used.
